Our aim for prospective tenants is to provide a wide variety of homes to let offered in good condition with well maintained facilities and responsible landlords.
When considering letting a property it is important to remember that there is an Administration Fee to be paid of between £150.00 and £200.00, dependant on the number of tenants, for your legal agreements etc. You will be required to provide a dilapidations deposit which usually equals one months’ rent and of course have your first months’ rent available before moving in. It is important to identify a comfortable rental figure to pay each calendar month.
When registering looking for a property it will be helpful to us if you are familiar with the location in which you wish to reside, the size and style of the property you are looking for, number of bedrooms and any special requirements.
From here it is our job to meet your objectives in terms of your monthly expenditure, size and style of property and the location. We will always endeavour to show you the maximum number of properties possible, giving you the widest choice. Usually we find that if we listen carefully and diligently, then we can normally work together with you and secure you an appropriate property quite swiftly. We would recommend that you look approximately 4-5 weeks in advance of when you need to move in. This will be ample time to examine the properties available carefully and secure the property of your choice. Thereafter, we will make the necessary arrangements to send for references, draw up a tenancy agreement and organise an appropriate moving in date.
Protect your deposit and your own contents
At Guardian Residential Lettings & Sales LLP we realise how difficult it can be for a tenant to arrange the correct insurance cover for their contents, personal possessions and liabilities towards the landlord’s contents, fixtures, fittings and building. Often such cover is either very restrictive or provides more cover than the tenant requires, premiums and excesses can be prohibitive.
As a tenant, your possessions can be at risk from fire, storm, water damage and possibly from theft during your time in a rented property. You may also suffer loss or accidental damage to yours and your landlord’s belongings whilst at home. Accidents do happen, and as your Tenancy Agreement clearly states, you are legally responsible for them - and these can sometimes be costly!
Protect yourself now with Homelet Tenants Contents Insurance, a policy specifically designed for the tenant at an affordable price. Homelet can deal with accidents for you - protecting your deposit.
