Before you become a landlord you may want to consider the level of involvement that you wish to have with the tenancy and how this fits in to your lifestyle. It’s important to consider more than just fees when selecting the correct agency.

We offer a range of management services to suit all requirements, from a basic rent collection service to a comprehensive fully managed service where you would have little involvement with the daily running of the tenancy leaving you to enjoy a stress free investment. The management service options are a guide although we are happy to create a bespoke management package to fit your requirements. Marketing your property

To ensure your property gets the maximum exposure we use a range of advertising methods. Your property will receive online exposure as soon as it is placed on the market it will be uploaded on to the nation’s largest property portal, where it will be seen by thousands as well as our well-appointed company website, We advertise two full colour pages in the Harlow Star newspaper each week, delivered to approximately 50,000 homes in the local area. In addition to the marketing, we have an applicant database  with numerous people searching for property, these pre-qualified applicants will be contacted by telephone as soon as a new property becomes available. Your specified criteria on pets, smokers etc. will be marketed to ensure you attract the correct applicants for your property.


Accompanied viewings

We will endeavour to accompany all viewings within office hours and will try to accommodate any viewers that cannot view within this time. If you would prefer to host the viewings for a personal touch, please advise. If we experience a high level of interest we may suggest a ‘block viewing’ where we show numerous viewers round in an allocated time slot to cause minimum disruption to you yet generate maximum interest. Once the viewings have taken place we will contact the applicants to gain feedback and collect offers, reporting back to you at the earliest possible moment.


Setting up a tenancy

Once a prospective tenant puts forward an application of tenancy we will call you to discuss details, as the landlord, you are free to choose who moves in to your property although we will also  give you our professional opinion. After a suitable tenant has been identified we will begin to set up the tenancy, and will guide you through the processes of referencing, deposits, tenancy agreements, inventories and complying with legislation to ensure the tenancy is legal. We have a strict criteria of how much a prospective tenant needs to earn to cover the rent as well as guidelines to meet regarding employment type and right to rent checks which need to be completed to ensure the tenancy is set up correctly. We will ensure that your tenancy remains legal throughout its duration. Please see legislation for more information, frequently update our processes and documentation to comply with government legislation which must be adhered to. We aim to make the lettings process stress free for all parties.
